They generally don't want to loan any less than 50K.  The reasoning is that if the property is worth less than that it's likely to be a hovel they wouldn't be able to unload if they end up owning it. 

So what I'm working on is to re-fi one of the houses in Roswell, the one with the steady renter.  And by the way, the smaller house is now rented again - as of Thursday!  My real worry is that someone will snap the house in FL up before I can get my ducks lined up. 

Speaking of ducks, they now leave their pen each morning and stay out all day.  Good little duckies.

You'd think banks would be willing to loan any amount when they have people with good credit and $$$ to spend. Cath
