i hope it all works out for you. id hate to see it snatched up. good luck, itd be nice to have someone close to me that has chickens and ducks.

They generally don't want to loan any less than 50K.  The reasoning is that if the property is worth less than that it's likely to be a hovel they wouldn't be able to unload if they end up owning it.
