If you can get a few Hens & a Roo; to start out with; you might consider ordering chicks from a hatchery. Hardware stores like ACE; usually have chicks for sale this time of year; our local price is $2.79 per chick at ACE; most local private hatcher's are getting $1.75 to 2.00 per chick; but the chicks aren't in regular supply yet. Some feed-stores take on consignments of adult birds & chicks; prices vary, but tend to be a little cheaper than other sources...

It is pretty waterproof but it does have a couple of very small leaks. Will that be a problem? We want to get about a dozen hens and 1 rooster. My dad always said the hens laid more eggs with a rooster. Just if we could pick your brains and we could get as much advice as possible.
